Payment of the first rent
Payment of the first rent is (together with other steps) part of the contractual process, which has to be finished within 24 hours after the acceptance of the reservation request by the landlord. When the money for the first rent will be credited to our company's account, the lease agreement becomes valid and your rented accommodation is prepaid for 14 to 30 days (depending on the lease length).
Due date of the first rent
The due date of the first rent is within 24 hours after reservation request acceptance, which you have for finishing the contractual process.
Second and other rents
In the case of rents lasting more than 30 days (except for the payment of the first rent within 24 hours after the acceptance of the reservation request), the additional rentals depending on the length of stay are required. And since we are aware of the importance of these payments, the Flatio system sends you either reminders of upcoming due dates or reminders of unpaid payments, both in the form of mail notifications at regular intervals.
To avoid the stress situations with the accommodation we strongly recommend to you - do not ignore these email notifications and pay the rent in a good time (according to the chosen payment method). In case of failure to observe the due dates, the landlord may terminate the lease agreement with a three-day notice period.
Due dates of the rents
By the first rent, you have your accommodation prepaid from the landlord for 30 days (from the beginning of the rental period). The due date of the next (second) rent is 10 days before the end of this prepaid period OR 20 days from the start of it (it depends from which side are you looking at it). For better imagination see an example below.
Model situation: Imagine that you have an accepted reservation request with a successfully finished contractual process from 24.05.2018 to 31.07.2018 and that the monthly rent is CZK 12 000. The length of this reservation is 69 days.
By payment of the first rent, you have your accommodation prepaid for the first 30 days from the start of the lease agreement, ie. in the period 24.05.2018 to 22.06.2018. At that time you can live in this accommodation because you have already paid for it. There is 39 days left.
The due date of the second rent will be within 20 days of the beginning of the prepaid period covered by the first rent, ie. until 12.06.2018. By this date, the money for the second rent has to be credited physically to our company’s account. By payment of the second rent you will prepay the accommodation from the landlord for another 30 days, ie. in the period from 23.06.2018 to 22.07.2018.
And the same principle will be used for the due date of the third and the last rent, which in this case is proportionally only for 9 days. The due date of the third rent will be again within 20 days of the beginning of the current prepaid period, ie. until July 12, 2018 (it can also be seen that it is really 10 days before the end of the current prepaid period). By payment the third rent you will prepay the accommodation from the landlord for the remaining part of your stay, ie. for the period 23.07.2018-31.07.2018.
Rent list (payment schedule)
To the complete rent list (or payment schedule) you can easily get via the My Housing app. There are two ways how to do it:
- Go to the section Contracts.
- Click on the button with PDF symbol and text Sublease.
- You can find the complete rent list on the last side of the lease agreement (under the Annex number 1).
- Go to the section Payments.
- Here you can see sections: Current payments, Unpaid payments and All payments.
- By pressing the button View history of payments in section All payments the system will show you list of all historical payments.
- Similarly, by pressing the View future payments in this section, you’ll see the list of all future payments.
