Once the landlord accepts your reservation request, you will be asked for finishing the contractual process - you have 24 hours time window for it. By finishing this process the booked apartment/room will be successfully rented to you for the desired date range.
Contractual process on Flatio has three parts and you can finish all of them comfortably from the My Housing app - Contracts section:
Read and sign the lease agreement
By the reservation request acceptance, a proposal for the conclusion of a lease agreement will be submitted. The lease agreement is concluded between the tenant and the landlord of the accommodation for a definite period of time, specifically the date range indicated during the making of the reservation request.
We strongly recommend to carefully read the lease agreement and become acquainted with all the rights and obligations of both parties, this document becomes a really important tool in case of unexpected events. The lease agreement has to be signed then - we use a digital signature with the authorization code, so you can sign the contract from anywhere in the world. By pressing a Send SMS button in the appropriate step you will receive the authorization code on the mentioned phone number, which you enter in the appropriate field in My Housing app. By sending the specified authorization code the lease agreement will be signed.
Attach a copy of ID card or passport
The next step of the contractual process is to attach the copy of an ID card or passport into our system. We request these documents for the landlords, so they can check if the information you entered into a contract is true and there is a match. Especially this information is essential: a number of ID card or passport, first and second name, date of birth and place of permanent residence. The rest of the data may be blacked out if it’s more pleasant for you.
Pay the first rent (including service fee)
The last part of the contractual process is payment of the first rent including the service fee. By payment of the first rent, there is a two-folded guarantee - you are guaranteed to the landlord that your gonna use the apartment in the required date range and the landlord guarantees that the apartment will be rented to you and not to someone else at that time. This guarantee is enhanced in cases where the apartment is being booked a long time ahead (up to several months).
The service fee is then required for the reasons we can offer you better and better services whether in the form of beautiful, proven and fully furnished apartments, kind customer support or the user-friendly environment of our entire platform, and much more.
Payment of the first rent can be easily done from the section Payments by clicking on the Pay now button at item 1. rent + service fee. The application will then show you the all possible payments methods along with the necessary payment details. Learn more about Flatio payment methods in the Payment Methods section.
The paid first rent is then blocked on our company’s account until the day of a physical handover of an apartment and is forwarded to the landlord at the time of non-problem handover confirmation by both parties. By this step, we are able to guarantee you and your landlord that negotiated lease will most likely happen. Of course, we understand that anything can happen - for these reasons, there is a lease agreement and it’s rights and obligations for both parties.
Not finishing the contractual process
If the contractual process is not finished within 24 hours after the acceptance of the reservation request (or at all), the landlord has the right to cancel the whole reservation according to the Lease agreement (see Article 6 - Other Provisions, paragraph 5). It is up to him or her to decide whether to wait for the finishing of the process or not.
So if you already know that you cannot finish the contractual process within the 24-hour limit, but you still want this booking, contact the landlord via the Messages section of My Housing app, and explain your situation. We believe that you'll find a solution.
